THE OFFERING

AFM Real Estate is pleased to offer the Siletz Tree Farm. The offering consists of one contiguous block of timberland located in Lincoln and Polk Counties, Oregon, totaling 7,736± gross acres. The property is being offered for sale in its entirety via a single-stage, closed bid sale. Offers will not be considered for individual parcels.

The acreage is primarily premerchantable and submerchantable Douglas-fir growing on productive, predominately Class II, sites.

This coastal Oregon softwood plantation totals 6,548± net acres, which range in age from 8 to 30 years. With an average age of approximately 22 years and an average Douglas-fir site index of 121 (King 50), the property is very well positioned for strong biological growth, product shifts, price appreciation, and consistent long-term cash flow. 

Approximately 85% of the property is classified as “net available” acres suitable for forest management. The roughly 39 MMBF of softwood in plantations aged 25 and older is approximately 93% Douglas-fir and 7% Hemlock and other conifers.

The Siletz Tree Farm has broad exposure to a deep domestic market and an active export market. It is strategically located, with access to the well-established domestic market in Oregon’s Willamette Valley that includes multiple stud, dimension, and veneer mills.

DATA ROOM
AFM Real Estate has set up an electronic data room containing information for prospective purchasers to use as they evaluate the offering. All prospective purchasers who execute a Non-Disclosure Agreement (NDA) will be granted access to the data room. The data room will be accessible to prospective bidders starting February 10, 2021.

OFFERING PROCESS
Siletz Tree Farm is being presented for sale in its entirety, as a single-stage, closed bid event, with no further option to subdivide. Prospective bidders are invited to participate in the process upon execution of the NDA. Final bids will be due March 31, 2021.
