The Laura Brodie Road Tract consists of ±255 acres, located just southwest of the town of Gilbert in Lexington County, SC. Tracts this size are not easy to find in Lexington County. Its location, size, and proximity to Columbia, Lexington, and I-20 give it many possibilities. It has an excellent internal road system that allows access by vehicle to the majority of the tract. The Laura Brodie Road Tract is only ±14 miles from Lexington, ±25 miles from Downtown Columbia, and ±25 miles from the Town of Aiken. It has three different accesses, two from the Laura Brodie Road and one from the Gary Hallman Road. 

Its terrain is rolling with high sandy hills and low creek bottoms. It has a small creek that runs through the middle of the tract that intersects into another stream that makes up the western property line. There is a gas pipeline right of way that bisects the tract that can be planted as a food plot and used in the internal road system. The tract has a significant population of deer, turkeys, and other wildlife that makes it a great hunting tract close to town. There are also numerous locations that would be ideal for possible pond construction. The major timber stand type is natural pine and hardwood mix that is around seven years old. There is a ±7-acre borrow pit on the tract that looks to have been used years ago for sand clay. 

Property Location

Take I-20 to exit 44 (Pond Branch Road). Take the Pond Branch road west toward Batesburg/Leesville. Go about 2.9 miles and take a left onto Two Notch road. Go about a half a mile and take a left onto the Laura Brodie road(dirt road). Take the Laura Brodie road about a half a mile and the north end of the tract will be on the right side of the road starting at the gas line.
