Property Location and Overview
The ±4,954-acre Bruce Forest Timberlands Offering is composed of four separate non-contiguous tracts located in Jackson, Leon, Liberty, and Gulf Counties, Florida. The properties range in size from 623 acres to 1,745 acres in size. All four properties are located within a 37-mile radius of Hosford, Florida and have paved road frontage and good internal access. The property is being offered in its entirety with no option of purchasing individual tracts. It is currently being offered for sale at the asking price of $7,431,000.00 ($1,500.00 PER ACRE)
Description & Features
The merchantable and pre-merchantable pine plantations are composed predominately of Slash pine (88%) with the remainder being both loblolly (6%) and longleaf (6%).
The forest cover type is composed of:
- ±968 acres of merchantable pine plantations (> 15 years of age) with an average age of approximately 24 years. (26%)
- ±1,602 acres of pre-merchantable pine plantations (< 15 years of age) with an average age of approximately 4 years. (32%)
- ±495 acres of recently cut-over pine plantations. (10%) The majority of this acreage is in the process of site preparation for reforestation.
- ±1,519 acres of natural bottomland timber (30%)
- ±83 acres of roadways and open areas (2%)
- The site index weighted average (base age 25) is 72.

Description of Individual Tracts:
Dry Creek Tract - Jackson County - ±623 acres
Located 6.5 miles south of Marianna along the north side of Laramore Road
Access is provided by over 1/2 mile of paved road frontage along the east side of tract and easement access to the west side of the property.
The tract is bounded on the north side by Dry Creek, a navigable spring-fed creek that flows into the nearby Chipola River.

*The merchantable planted pine timber on this tract was severely damaged by hurricane Michael in October of 2018. The majority of the damaged timber has been salvaged.
Blue Creek Tract - Liberty County - ±1,745 acres
Located 2 miles east of Hosford along the south side of State Road 20, approximately 25 miles from Tallahassee.
Access is provided by 2 miles of paved road frontage along State Road 20 and 4,350' of graded road frontage along Firebreak 21 Road
Howard Creek Tract - Gulf County - ±1,686 acres
Located 13 miles north of Port St. Joe along County Road 387 (Doc Whitfield Road)
Access is provided by 1.6 miles of paved road frontage along Doc Whitfield Road; 2.4 miles of graded road frontage along Ross Stripling Road and 3/10 mile of county graded road frontage along Old Bay City Road.

Rose Woodlands Tract - Leon County - 900 acres
Located 11 miles south of downtown Tallahassee along Old Plank Road.
