The Brunswick Forest is located in Brunswick County, NC and contains 3,668± acres in two tracts. The property, subject to a perpetual conservation easement that prohibits conversion to non-forest uses while providing for ongoing sustainable forest management and recreational uses, including a reserved 1-acre lot for a cabin, is being offered for sale in its entirety. As the conservation easement prohibits any further divisions, offers will not be considered for individual tracts.
The gross acreage is comprised of:
- 3,126± total acres of planted and natural pine includes:
- 1,647± acres of premerchantable pine ages 0-14 with an average age of approximately 7 years; and
- 1,479± acres of pine ages 15+ that carries approximately 186,000 tons of volume equating to an estimated 52± tons per net acre
- 106± acres of recently sustainably harvested pine stands that are available for replanting.
The upland acreage has a diverse age class distribution of loblolly pine plantations growing on lower coastal plain soils with an average, overall site index of 68 feet (base age 25). Brunswick is weighted toward the older pine age classes with an average pine stand age of almost 14 years and offers an excellent opportunity to own productive pine land with good access to strong local markets.
