This ±105 acre tract is a proposed division of the ±302 acre Calhoun Falls Tract also described for sale on this website.  Final acreage for this division will be per the result of a survey.  A survey of the whole property was completed in 2001. 

“Center Hill,” a prominent point near the center of the tract, offers a unique building site with the potential for long-range views across Lake Russell.  Elevation falls about ±80 to ±100 feet between the top of the hill and the Corps boundary.  This slope could be cleared to allow views looking northwest across a wide part of the lake, about a mile and half or more of open water.  From the hill, you would be looking over the trees on Corps land.

Most of the property is covered by a productive stand of planted loblolly pine ±26 to ±27 years old that has been thinned twice.  There is also a stand of mixed pine and hardwood more than ±40 years old, a pocket or two of big hardwoods, and food plots.  A small area, about ±6 - ±7 acres, has been recently cut.  Mature forest with oaks and other hardwoods mixed with pine stands on the adjacent public land. 

On Lake Russell, fishermen catch bass, crappie, bream, walleye, stripers, and catfish, and enjoy expansive views of undeveloped shoreline.  Three public boat ramps are less than ±2 miles by road from the tract.  Next door, Calhoun Falls State Park offers a marina with 36 rental boat slips. 

The proposed division has more than ±2,200 feet of common boundary with the Lake Russel project.  The Project includes ±26,650 acres of water surrounded by ±26,500 acres of public land.  The US Army Corps of Engineers manages the lake project.  The water level fluctuates less than other lakes in the area and is typically held within ±5 feet of full pool.  Private exclusive use is not permitted on the shoreline.  From the lake, you will not see privately-owned boat docks, launching ramps, buildings, or clearings along the shore.  Photos of the lake were taken from adjacent public land, not the property itself.

This proposed division is to have about 975 feet of frontage on Highway 81.  Electric and water lines run along the highway.

The property is about ±1 mile north of Calhoun Falls, ±15 miles from Abbeville, ±32 miles from Anderson, ±60 miles from downtown Greenville, and ±54 miles from Athens, GA.  All distances are approximate road miles.

From Calhoun Falls (intersection of Hwy 81 and Hwy 72) go north of Hwy 81 one mile.  You will see the sign for Calhoun Falls State Park entrance on your right.  Continue past the park sign for about 1,000 feet.  The entrance to the property is a woods road with an orange metal gate on the right (west) side of the Hwy.
