The Coates Tract is a combination of recently planted loblolly pine (planted in 2017), and mature mixed pine and hardwood timber over 60 years old.  It is bounded by Mattox Creek on the north and has extensive state road frontage on Kings Mill Road along its eastern boundary.  The tract has generally flat to rolling topography and the property lines are marked with red/orange paint. They are readily identifiable on the ground.  The soil series on the tract are primarily Sassafras fine sandy loam, which provides good timber growth potential, and approximately 40% of the tract is designated as “prime farmland” or “farmland of statewide importance” by the USDA NRCS. The tract has not been tested for acceptance of sanitary septic systems for residential use, but there are numerous homes located along Kings Mill Rd.  It is further identified as King George County Tax Parcel 41-45 (tax value $257,500), and a plat of the tract is recorded and available upon request.
