 This tract is a timberland tract with future development potential.  It fronts on NC Highway 43/58 for approximately 1,400 feet and also has frontage on County Home Road (SR 1607) for approximately 1,500 feet.  The tract is located approximately 4 miles from Warrenton with easy access to the surrounding areas via the NC and US Highways.  The tract is home of a Liberia Rosenwald School, which is listed on the National register of Historic Places and the Sellers will retain ownership of the school and approximately 1 acre of land.

The tract has generally flat to rolling topography, and the soils are predominantly Cecil, Pacolet and Wedowee sandy loams, which are productive forest soils, are typically accepted for perk site use, and these soils are also classified as “prime farmland” or “farmland of statewide importance” by the NRCS.  The tract, and the Debnam North tract are identified as part of Warren County Tax Parcel G8 – 95, and the tract is enrolled in the County “Present Use” program resulting in lower real estate taxes.  If Debnam North and Debnam South are sold to different buyers, a new survey may be required.

Property Use: The tract provides the potential for developing multiple residential lots along the state road frontage (a County water tap is currently available at the Rosenwald School location) and it is set-up to provide immediate and future cash-flow from timber sales from the ±37 acres of merchantable pine.  The soils mentioned above provide good “wet-weather logging,” which often yields higher than expected timber prices.  It has very good current use for recreational purposes such as hunting, four-wheeling, and similar activities.
