Although the tract has been traditionally utilized by the Seller as a means for growing forest products going all the way back to 1908, the property offers many opportunities other than “timber production”.  The Big Bay area is a growing eco-tourism area offering many opportunities in both silent and motorized sports, hunting, fishing, berry picking, and just simply enjoying nature.  From several vantage points on the property there are fantastic views of the Huron mountains towering only a few miles to the West, the Keweenaw Peninsula to the North, and Lake Superior to the East.  The tract is almost completely contiguous offering the opportunity as a large “kingdom tract” with complete access to the property from one of the many possible building sites.  The Seller has an adjacent Lake Superior parcel that could also be purchased to add an additional dimension to the Big Bay tract.  The nature of the Big Bay tract and its timber volumes offers the potential for both conservation and/or carbon easements.

The forest types are predominately a mix of traditional Northern Hardwoods species, including Sugar Maple, Red Maple, Yellow Birch and Hemlock.  The typical timber management regime in these forest types has been single-tree selection harvesting.  This system focuses on removing mature and at-risk trees while leaving a very healthy stand.  The goal of selection management is to provide long-term cash flows and capital appreciation by culturing a healthy forest with high value younger trees while at the same time capturing some of the current high-quality veneer and sawtimber products.   

The Timberlands are managed in adherence to the Michigan Best Management Practices (BMP’s) and are currently third-party certified under the Forest Stewardship Council (FSC).   

DATA ROOM
AFM has set up an electronic data room containing property information for buyers to use as they evaluate the Timberlands.  Buyers who have executed a CA will be granted access to the data room.
