THE PROPERTY

Monticello Timberlands includes twenty-one properties located in Amherst (±269 acres), Appomattox (±435 acres), Buckingham (±5,786 acres), Cumberland (±1,749 acres), Fluvanna (±633 acres) and Nelson (±298 acres) Counties, Virginia totaling ±9,170 acres and ranging in size from 161 to 888 acres.  The property is being offered for sale in its entirety. 

The acreage is comprised of:

  • ±6,508 acres of pine plantations
  • ± 207 acres of recent pine cutover
  • ±487 acres recently planted pine (2019)
  • ±297 acres of natural pine
  • ±151 acres of natural pine/hardwood
  • ±1,462 acres of hardwood
  • ±59 acres of non-forest land
  • Eighty-two percent of the total acreage is considered convertible to pine plantations.  

The upland acreage has a diverse age class distribution of pine plantations growing on upper piedmont soils with an average, overall site index of 66 feet (base age 25).   Monticello is weighted toward older pine age classes with an average plantation age of almost 14.5 years.

DATA ROOM

AFM has set up an electronic data room containing information for prospective purchasers to use as they evaluate the offering. All prospective purchasers who execute a Confidentiality Agreement (CA) will be granted access to the data room.

 OFFERING PROCESS

Prospective purchasers are invited to participate in the process upon the complete execution of the CA.
