Property Description

The Oak Hill Tract is two adjacent parcels of investment grade timberland totaling ±431 acres.  The tract features more than 90 acres of mixed hardwood stands.  A beautiful, clear stream with big rocks and several small cascades flows through the middle of the property.  Much of the land has gentle slopes and excellent potential building sites. The tracts have frontage on two roads with public water lines at both.

About 75% of the land is planted loblolly pine with the balance in natural hardwood areas and a powerline right-of-way.  The property has been professionally managed for timber for decades.  Pine stands have excellent genetics and are well stocked.  As trees are thinned, the best trees are left at good spacing for continued growth.

2011 - ± 39.3 acres
2012 - ± 75.8 acres
2016 - ± 40.6 acres

Total pine  ± 319.5 acres

The southern parcel has about ±2,300 feet of frontage on Stewart Road.  The northern parcel touches Chumley Road Extension and is also accessed from Stewart Road across a neighboring tract.

From I-26 exit 38 (about ±17 miles south of Spartanburg) take Cross Anchor Road (Hwy 146) east toward Cross Anchor for about a half mile then turn left onto Rocky Ridge Road.  In about a quarter mile, bear right onto Stewart Road.  Continue on Stewart Road for about three-quarters of a mile and the tract will be on the left side of the road - look for AFM sign.  Orange flagging marks property corners along Stewart Road.  A woods road enters near the middle of the tract at a metal gate.  A large dirt road leaves Stewart Road at the eastern property line giving access to a neighboring property.
