Property Description

Private ±63-acre property located less than 20 minutes from downtown Ellsworth.  Great location for a house or cabin with recreational opportunities including hiking or hunting.  The property has approximately 1157’ of frontage on Northeast Cove Way where there is power.  Sucker Brook winds through the northwestern portion of the property.  A mature mixedwood forest buffers Sucker Brook and is forested with hemlock, red spruce, white pine, and mixed hardwoods providing shade for the brook.  Other areas of the property are forested with hardwood and mixedwood stands with varying age classes. Outside of the brook buffer, forest size classes range from sapling and small pole sized stands to more advanced pole sized stands.  Common tree species on the property include hemlock, white birch, yellow birch, sugar maple, red maple, white pine, red spruce, American beech, and balsam fir.  According to Web Soil Survey the soils range from somewhat excessively drained to well drained, fine sandy loams and gravelly sandy loams on higher sites.  On lower portions of the property the soils are poorly drained fine sandy loams.  The interior portions of the property are accessed from a woods road that extends approximately 1440’ into the center of the property.  A walking trail accesses the property from Northeast Cove Way and connects to the woods road.  There is a second walking trail that enters the property from the northwestern corner of the property and accesses the mature forest buffer along Sucker Brook.  The property is enrolled in Maine’s Tree Growth Tax Law program to reduce property taxes.  The 2022 property taxes are 165.88.  The property is surveyed.  Close proximity to Green Lake, Beech Hill Pond, and Graham Lake.
